Insurance & replacement valuations.

Replacement-cost and reinstatement valuations of hospitality buildings and assets — so you're insured for the right amount.

Under-insured, or paying too much?

Insuring a pub, club or motel on a guessed or out-of-date sum insured is a real risk: under-insurance can leave you exposed at claim time (and trigger average/co-insurance clauses), while over-insurance quietly wastes premium every year. An independent replacement-cost assessment fixes the number to something defensible.

allbec Advisory prepares insurance / reinstatement valuations of hospitality buildings, improvements and fixed plant, so your sum insured reflects the real cost to rebuild.

What we assess

  • Reinstatement (replacement) cost of buildings and improvements
  • Demolition, debris removal and professional fees
  • Escalation over the indemnity/rebuild period
  • Fixed plant and essential services

Our approach

We assess current replacement cost using recognised methods and cost data, allowing for the specific construction, services and fit-out of the venue, and provide a clear basis your insurer and broker can rely on. Reviewing the figure periodically keeps it current as building costs move.

Common questions

What's the difference between market value and insurance value?

Market value is what the property would sell for; insurance (replacement) value is what it would cost to rebuild. They're often very different — you insure on the replacement basis.

How often should the sum insured be reviewed?

Building costs move, so a periodic review — typically every couple of years — keeps the sum insured realistic and avoids under-insurance.

Does it include plant and fit-out?

We can include fixed plant, essential services and improvements relevant to reinstating the venue; loose contents are usually handled separately.

Insure for the right amount.
