Why an SMSF needs an independent valuation

If your self-managed super fund holds a pub, motel or other licensed premises, the fund's assets must be reported at market value each year, and the SMSF auditor will look for objective, supportable evidence. A valuation from a qualified, independent valuer — who genuinely understands hospitality assets — keeps the fund compliant and the auditor comfortable.

We value the asset on a going-concern basis where it trades, supported by market evidence and verified financials, and set out the basis clearly so it withstands audit scrutiny. Where the fund holds the property but the business is run separately, we value the property interest on the appropriate basis.

Common questions

How often does an SMSF asset need to be valued?

Assets must be reported at market value in the fund's financial statements each year. A formal independent valuation isn't legally required every single year, but auditors increasingly expect objective, supportable evidence — particularly for specialised assets like a pub or motel where value moves with trade.

Can any valuer do an SMSF valuation of a pub?

In principle, but a generalist valuing a licensed venue like ordinary property will often miss the licence, trade and goodwill that drive its value. A specialist hospitality valuer produces a figure that's both correct and defensible to the auditor and the ATO.

Do you value the property, the business, or both?

It depends on how the fund holds the asset. We value the property interest, the going-concern business, or both — and state the basis clearly.
