Stamp & transfer duty valuations.

Independent market valuations of licensed and hospitality property for stamp / transfer duty purposes.

When a transfer isn't at arm's length

Where a pub, motel or licensed premises changes hands other than by a straightforward arm's-length sale — a related-party transfer, a restructure, a transfer into or out of a trust or company — the relevant State Revenue office assesses duty on market value, and expects an independent valuation to support it.

allbec Advisory provides market valuations for transfer duty, with a clear apportionment between dutiable property and non-dutiable items where that matters.

Common situations

  • Related-party or intra-family transfers
  • Corporate and trust restructures
  • Transfers into or out of an SMSF
  • Partnership changes and dissolutions

Our approach

We assess market value at the relevant date on the correct basis, supported by evidence, and where required apportion between the dutiable property interest and business/goodwill components — presented so the revenue office can rely on it.

Common questions

Why does a related-party transfer need a valuation?

Because duty is assessed on market value, not the price stated between related parties. An independent valuation gives the revenue office an objective figure to assess against.

Do you separate the property from the goodwill?

Where it's relevant to the duty assessment, yes — we apportion between the dutiable property interest and other components such as the business and goodwill.

Which states do you cover?

We undertake valuations Australia-wide; the applicable duty rules and the assessing office depend on where the property is located.
